cpanel hangs during upgrade

When my cpanel update via whm is hangs at 20% during the installer. All I see afterwards is this:

.................
.................

I let it run for a few hours and it still shows the dots. Which led to this problem too:
exim up, but showing down in cpanel

My sever is no slouch. i7 950 3GHz, 12 GB of ram. I only have one medium size site running on it.

While it's installing, try opening up another SSH window and running top to see what it's doing, and you may be able to narrow it down from there.

What were the last few lines before the dots. You might want to run a 'tail -f update.12312312.log' on the newest file in the folder /var/cpanel/updatelogs by logging into SSH as root.

This is when I tried to reinstalled exim because the update messed up exim.
Entire log:

I went to the cpanel update options and clicked on "inherit" for the 3rd party software. Then right before the upgrade I checked the boxed that said "Force update" or "Override update" (something like that). Then cpanel did its thing
